A villa in Cheongdam-dong, Seoul, which Seo Hyun-jin filed for compulsory auction after failing to recover her 2.625 billion won lease deposit, has been auctioned for 2.5589 billion won.

According to media reports, this villa was put up for auction at the Seoul Central District Court and found a new owner for 2.5589 billion won on the 6th.
The appraised value was 2.87363 billion won, and this winning bid was approximately 89% of that level. It was about 1.087 billion won higher than the minimum sale price of 1.47129 billion won.
There was one bidder. The house in question is a multi-family house with an exclusive area of 117.79㎡.
In April 2020, Seo Hyun-jin signed a lease contract with a deposit of 2.5 billion won and established a leasehold right. In March 2022, it was adjusted to 2.625 billion won, an increase of 125 million won from the deposit. The contract end date was April 2024.
As the landlord failed to return the deposit, Seo Hyun-jin completed the leasehold registration in September 2024, after which the compulsory auction process proceeded. At one point, the auction was halted due to the landlord's rehabilitation proceedings and application for stay of execution, but it resumed after a bankruptcy declaration last December.
With this auction, the possibility that Seo Hyun-jin's deposit loss will be reduced has increased. However, the actual scale of recovery may vary depending on the auction dividend procedure.
